We’re thrilled to host you in our peaceful hillside villa overlooking the beautiful town of Pescia. Whether you're here to relax, explore the Svizzera Pesciatina villages, or enjoy time with family and friends, this guide will help you settle in and make the most of your stay.

Getting Here & Around
The road up is narrow and steep—very common in rural Tuscany. A confident driver is helpful, and we recommend arriving during daylight the first time. You can find a video of the road a little further down on this page. A smaller car or small SUV would be best, as you will be able to maneuver around the tight corners easier than in a larger vehicle.

Sleeping Arrangements

  • 4 bedrooms with queen or king beds

  • 2 bedrooms with twin beds (3 twins in one, bunk bed in the other)

  • The house sleeps up to 13 comfortably

Bathrooms

  • 1 full bath with tub

  • 2 bathrooms with standing showers

  • 1 wet room (shower-only)

Outdoor Areas

  • Covered pergola with outdoor dining table

  • Large terrace perfect for sunsets

  • Wildlife sightings (deer, wild boars, hawks!) are common—don’t be alarmed, just enjoy from a distance.

Cooling
No A/C, but each bedroom has a fan. Open screened windows let in a cool mountain breeze—especially refreshing in the evenings.

Kitchen
Fully stocked with cookware, utensils, and basic pantry staples. Enjoy meals at the large indoor table or outside under the pergola.

Wood-Fired Pizza Oven
Instructions and firewood are provided. Please use responsibly and supervise children when in use.

Laundry
Washer available for small loads. For larger items, there are laundromats in Pescia (recommendations below).

House Rules

  • No smoking indoors. When smoking outdoors, please clean up after yourself.

  • No parties or events without prior approval

  • Please respect neighbors and local wildlife—this is a quiet area

  • Close windows and doors when leaving to keep out insects

  • Use pizza oven safely and clean after use

  • Trash should be separated and brought to the dumpsters near the San Lorenzo Hotel.
